You can get an instant online estimate for a house. You cannot get one for 40 acres outside Plant City or a corner commercial lot in Pasco County, and if a website offers you one, do not trust it. Land is the hardest property type to value well, and here is why.
No two parcels are alike
Two adjacent parcels of the same size can be worth wildly different amounts. One has road frontage, the other is landlocked. One is high and dry, the other is half wetlands. One is zoned for commercial use, the other is agricultural with a future land use that may or may not change. An appraiser has to identify every one of those factors and find sales that reflect them.
Value depends on what the land can become
Land is valued at its highest and best use: the legally permissible, physically possible, financially feasible and maximally productive use of the site. That is often not its current use. A pasture inside a growing suburb may be worth far more as future residential lots than as pasture, and the appraiser has to analyze whether that development is realistic, when it might happen, and what it would cost to get there.
How a certified appraiser approaches it
- Inspects the property and confirms access, topography, wetlands, soils, flood zone and utilities.
- Researches zoning, future land use, concurrency, permits and any entitlements.
- Determines highest and best use, with the reasoning written out.
- Searches MapWise, CoStar, LoopNet, Crexi, MLS and county records for comparable land sales, and verifies them with parties to the transaction.
- Adjusts the comparables for the differences that matter (size, location, access, utilities, entitlements, wetlands) and reconciles to a value.
- Where appropriate, tests the result with a subdivision development analysis or other methods.
