How it works

  1. Call or send a note. Tell us the property address or parcel number, what kind of property it is, and what you need the appraisal for. Ten minutes on the phone is usually enough.
  2. Get a firm fee and delivery date. Most assignments run $2,500 to $7,500 or more depending on complexity, and are delivered in 2 to 3 weeks, or sooner if you need it. You will have both in writing before any work starts. The fee does not change after the inspection unless the property is materially different from what was described.
  3. Inspection and research. Mark inspects the property himself, then pulls and verifies comparable sales, rentals, zoning, permits and public records.
  4. Your report. A clearly written appraisal report that shows the data, the analysis and the reasoning behind the value, delivered by the date promised. Mark is available afterward to walk you through it.
