Larger or more complex assignments, such as big acreage with multiple uses, multi-tenant buildings, special-purpose property or partial interests, can run higher. You will have a firm fee in writing before any work starts.

What drives the fee

  • Property type. Vacant land with a clear highest and best use is usually less work than a multi-tenant commercial building with a rent roll and leases to analyze.
  • Size and complexity. A 5-acre parcel and a 500-acre ranch with wetlands, multiple zoning districts and an easement are very different assignments.
  • Scope of the report. A full narrative appraisal report takes longer to write than a shorter form report. The right scope depends on what you need the appraisal for.
  • Data availability. Rural land and special-purpose buildings often have few comparable sales, which means more research to find and verify them.

If the report ever has to hold up to scrutiny, that explanation is what makes it defensible.
