Most reports are delivered within 2 to 3 weeks of engagement. If you need it sooner, say so when you call. Faster delivery is often possible depending on the property and our current workload, and we will tell you up front whether your date can be met.

The steps in an assignment

  • Engagement. We confirm the property, the purpose of the appraisal, the scope of the report, the fee and the delivery date.
  • Inspection. We visit the property, photograph it, measure or confirm building size where needed, and note the condition, access, utilities and anything unusual.
  • Research. We pull zoning, flood zone, permits, tax records and, for income property, review the rent roll and leases. We search for comparable sales and rentals through CoStar, LoopNet, Crexi, MapWise, Stellar MLS and county records, then verify them.
  • Analysis. We apply the approaches to value that fit the property: sales comparison for most land, plus income and cost approaches for buildings where they apply.
  • Report. We write it up so the reader can follow how the value was reached, then review it before delivery.

What affects turnaround

A single vacant parcel with plenty of nearby sales moves quickly. A large acreage with mixed uses, a multi-tenant building with complicated leases, or a special-purpose property with few comparables takes longer because the research and analysis take longer. Access also matters: if we cannot get onto the property or into the building promptly, the clock does not start until we can.

How to speed it up

  • Send the parcel number, survey, site plan and any prior appraisal or environmental report when you engage us.
  • For income property, have the rent roll, leases and last two to three years of operating statements ready.
